Building Permit Fee Schedule

Per GS 166.222, Building Code Inspection Fees:   “The governing body of a municipality may provide a schedule of reasonable inspection fees in order to defer the costs of inspection and enforcement of the provisions of its building code.” Per section 109.1 of the 2023 Florida Building Code, 8th Edition, “A permit is not valid until the fees prescribed by law have been paid” section 109.2 goes on to say that “a fee for each permit shall be paid as required, in accordance with the schedule as established by the applicable governing authority.”  

Our fees over the years for both residential and commercial construction have been based on the most current ICC Building Valuation Data Tables, (revised every 6 mo.), and the fee schedule below.  Permit fees for alterations, conversions, and modifications are based solely on the fee schedule. 

Section 1.1 All Construction – Except Section 1.2 and Section 1.4

$50,001 to $100,000                                          $551.38 for the first $50,000, plus $9.37 for each, additional $1,000 or portion thereof up to $100,000.

 

$100,001 to $500,000                                        $1010.32 for the first, $100,000 plus $7.74 for each, additional $1,000 or   portion thereof up to $500,000.

 

$500,001 and up                                                 $4,105.23 for the first $500,000 plus $6.92 for each additional $1,000 or portion thereof.

Section 1.2 Warehouse and Distribution

 

$500,001 to $5,000,000                                     $4,105.23 for the first $500,000 plus $5.83 for each additional $1,000   up to $5,000,000.

 

$5,000,001 to $10,000,000                                $30,284.41 for the first $5,000,000 plus $5.04 for each additional $1,000 up to $10,000,000.

 

$10,000,001 to $20,000,000                               $55,493.50 for the first $10,000,000 plus $3.11 for each additional $1,000 up to $20,000,000.

 

$20,000,001 and up                                            $86,520.06 for the first $20,000,000 plus $2.33 for each additional $1,000.

Section 1.3 Shell Buildings

A shell building is a special category; where the structure is built but is not ready for occupancy.  A shell building consists of underground plumbing, slab, all exterior walls, and roof structure.  Multi story shell buildings will include all floor assemblies and any mezzanines, along with stair cases and or elevators.  Shell buildings do not include the following:  tenant separation walls, corridors, hallways, interior partitions, toilet rooms, HVAC, or any electrical work.  

Any mechanical, plumbing or electrical scope of work will be limited to “rough-in” designs for future tenant improvements only.

Section 1.4 Site Construction

 

$1,000 to $50,000              $16.30 base fee plus $5.51 for each additional $1,000 or portion thereof up to $50,000.

 

$50,001 to $100,000        $285.23 base fee plus $4.53 for each additional $1,000 or portion thereof up to $100,000.

 

$100,001 to $500,000      $507.46 base fee plus $3.88 for each additional $1,000 or portion   thereof up to $500,000.

 

$500,001 and up                      $2,055.88 base fee plus $3.46 for each additional $1,000 or portion thereof.

Section 1.5 Electrical, Mechanical and Plumbing Permit Fees

 

A. Individual permits per Section 1.1 permits fees.

 

Section 1.6 Miscellaneous Permit Fees

 

  1. Manufactured Home Set-up: $407.22 (Department of Community Affairs sticker)
  2. Moving a building or structure to outside city limits: $203.62
  3. Moving a building or structure from outside city limits to inside city limits: $407.22
  4. Moving a building or structure from lot to lot inside the city limits: $651.56
  5. Demolitions with a contract valuation of $3,000.00 or less: $162.60
  6. Demolitions with a contract valuation of $3,000.00 or more: $162.60 plus .005% for each additional $1,000.00 or portion thereof. A bond of 10% of the contract price is required.
  7. Temporary structure (construction trailers or tents): $162.60
  8. Sewer taps: $40.73
  9. Change of Occupancy: $57.02
  10. Temporary Electrical Pole: $81.45
  11. Signs (temporary with 14 day maximum every 6 months): $81.45
  12. Signs (permanent): per Section 1.1 fee schedule
  13. Signs (face change): $85.32
  14. Fences less than $3,000: $57.02
  15. Fences greater than $3,000: per Section 1.1 fee schedule
  16. All other types of construction: per Section 1.1 fee schedule

Section 1.7 Administrative Fees

 

  1. Administration Fee: $32.59 (applies to all permits and is non-refundable)
  2. Re-inspection Fee: $40.73 with Written Correction Notice
  3. Working without a permit: $122.17 or double permit fee per Section 1.1, whichever is greater.      Subsequent times: $122.17 plus double permit fee per Section 1.1
  4. Plan Review Fee: 50% of Section 1.1 permit fee (non-refundable)
  5. Building Plan Revisions: $24.44 per plan. Subsequent times: $48.86 per plan
  6. Site Plan Review Fee: 50% of Section 1.4 permit fee (non-refundable)
  7. TRB Review Fee: 50% of  Section 1.4 permit fees (non-refundable)
  8. Duplication services of permit cards and building plans: $16.30 per card or plan.

      Subsequent times: $22.80

  1. Permit transfers: $48.86

All permit fees set forth above shall automatically be increased by 5% every two (2) years.  These bi-annual increases will begin on the date of the second anniversary of the adoption of this City Ordinance and continue to increase 5% every two (2) years thereafter. (April 16, yyyy)
